NYC Department of Transportation is seeking a highly motivated individual with a passion for sustainability and energy efficiency with a strong background in building maintenance and facilities operations to spearhead a new preventive maintenance and repair program. Candidate will serve as a Deputy Director to the Director of Facilities and will be directly responsible for leading a team of various trades personnel who will specialize in performing preventative maintenance, repair and new installations of HVAC and boiler equipment including automated controls. With little direct supervision the candidate must be able to exercise a high level of independent judgment directing, coordinating and planning essential building maintenance and repair services. Responsibilities: Formulate a training curriculum ensuring the preventative maintenance (PM) team acquires proper certifications. Inspect and evaluate the condition of HVAC equipment in all DOT buildings and trailers formulating a corrective action and differed maintenance plan; create a tagging system and tag all equipment. Ensure systems are within regulation of all federal, state, local codes. Create PM schedule in alignment with ASHRAE 180 Standard and manufacturers' requirements for existing HVAC equipment including air handlers, chilling and heating systems, air quality equipment, recovery make-up, exhausted air systems, and laboratory vent hoods, boilers and various heating systems. Maintain staffing schedules, assign work, perform timekeeping and employment records in connection with planning, scheduling and execution of preventative maintenance work. Write and receive work orders; plan, supervise, and monitor work of PM Maintenance Team and assign work for completion. Work with the Agencys Energy Manager to coordinate energy efficiency goals and projects. Interpret mechanical drawings, and make inspections and check work progress. Coordinate purchasing and inventory control procedures. Research and solicit vendors for repair parts and preventative maintenance parts for equipment. Make recommendations and suggestions regarding the purchase of HVAC Equipment, initiate purchase of parts and equipment to ensure that an adequate supply of proper parts is maintained, contact vendors to ascertain if parts will be delivered on time. Develop, recommend and implement productivity and cost saving measures; enforce health and safety precautions; keeps records, write reports. Interview and evaluate new Preventative Maintenance staff. Use computerized maintenance management system to report and document daily activities, maintenance, and repairs performed on HVAC equipment.

1. Eight years of full-time experience in construction, repair, alteration and/or rehabilitation of multiple dwellings, commercial, industrial or public buildings in the capacity of general contractor, superintendent of construction, procurement specialist, evaluator responsible for cost estimation, or as a field supervisor or as an inspector, at least 18 months of which must have been in a supervisory or administrative capacity involving responsibility for a large number of buildings; or 2. Education and/or experience which is equivalent to "1" above. Education in an accredited college leading toward a baccalaureate degree in engineering, architecture, engineering technology or a closely related field will be accepted on a year-for-year basis up to a maximum of four years. However, all candidates must possess at least 18 months of the specialized supervisory or administrative experience described in "1" above.

Comprehensive knowledge of methods, materials and equipment used in installing, repairing and maintaining heating ventilation and air conditioning(HVAC) equipment. Knowledge of the occupational hazards and safety precautions of the work. Ability to prepare estimates, order materials and maintain inventory. Ability to exercise independent judgment to plan, lay out, supervise and inspect the work of subordinates. Ability to establish and maintain effective working relationships, work well with others in a team environment, be a proactive and innovative thinker, communicate effectively and have an aptitude for solving complex problems. Professional attitude and appearance, attention to detail, time management, and supervisory skills. Computer proficient in Microsoft Office and Outlook and preventative maintenance work order systems.
